Whole-House Custom Furniture vs Retail Furniture: An Honest Cost Comparison
The comparison nobody makes honestly
Retail furniture is priced per piece; whole-house custom is priced per project. Comparing a retail wardrobe with a custom one only makes sense when you count everything the retail piece does not include: fillers to cover odd wall widths, delivery to the room, installation, and the finish mismatch between pieces bought years apart.
A real per-room example (typical 3-bedroom apartment)
| Item | Retail (mid-range) | Whole-house custom (JIUSHU, FOB) |
|---|---|---|
| Kitchen (10 m run) | $4,500–6,500 + delivery | $2,800–4,200, sized to walls |
| 3 × bedroom wardrobes | $2,700–4,200 | $1,900–3,000, ceiling-height |
| Wall panels + TV wall | Rarely available matched | $900–1,600, veneer-matched to doors |
| Interior doors (8 pcs) | $2,400–3,800 | $1,200–2,000, pre-hung |
| Delivery + installation | $800–1,500, multiple vendors | One shipment, one packing plan |
Where custom wins — and where it does not
Custom wins when walls are not standard, when finish consistency matters across rooms, and when one accountable supplier beats five. Retail still wins for a single replaced wardrobe or a rental unit with zero tolerance for lead time. For developers and BTR operators, the math almost always favors custom: standardized modules amortize design cost across dozens of identical units.
